400 N Elizabeth St is slated to become one of the largest new additions to the northwest part of Chicago’s Fulton Market neighborhood. It was initially proposed as a life sciences building, but the project underwent a dramatic transformation into a two-tower residential development. The change in plans for 400 N Elizabeth reflects the area’s overall shift from industrial to mixed-use— a lifestyle neighborhood where people work and live.
The development features two high-rise towers that will be constructed in phases. The East Tower, standing 374 feet tall with 33 stories, will house 383 residential units, while the West Tower, slightly shorter at 342 feet and 31 stories, will offer 341 units. The mix includes studios, one-bedroom, and two-bedroom layouts, with a portion set aside as affordable housing for individuals earning 60% of the area median income (or AMI, about $56k). Rent prices are expected to range between $2000 to $5000 per month at market rates.
The development will create over 28,000 square feet of public green space, featuring pedestrian walkways and spaces for outdoor art installations. There are also two ground-floor cafes and seating areas planned, as well as a 2500 square foot dog park. The project stands out for its sustainability initiatives. It will be among the first major developments in the U.S. to incorporate geothermal energy, with 110 wells drilled on-site to power the all-electric buildings.
Leasing for the first phase could begin as early as spring 2026, with the West Tower expected to start leasing the following year.
